Moving Into Your New Home
1. How do I apply for a property?
Simply contact us to arrange a viewing. If you'd like to proceed after viewing the property, we'll guide you through our application process, which includes referencing and identity checks. We'll keep you informed every step of the way.
2. What documents will I need?
Typically we'll ask for:
• Proof of identity
• Proof of address
• Employment details
• Income information
• Previous landlord references (where applicable)
Some applications may require additional information depending on individual circumstances.
3. How much is the tenancy deposit?
Most tenancy deposits are equivalent to one month's rent, although the amount may vary depending on the property. Your deposit will always be protected in an approved Scottish Tenancy Deposit Scheme.
4. When will I receive my keys?
Keys are handed over once your tenancy agreement has been signed, your first month's rent and deposit have been received, and all pre-tenancy checks have been completed.
During Your Tenancy
5. How do I report a repair?
Simply contact our office by telephone or email. For emergencies, please contact us immediately so we can arrange assistance as quickly as possible.
Our aim is to respond promptly and keep you updated throughout the repair process.
6. Who pays for repairs?
Landlords are responsible for maintaining the property and ensuring it meets the Repairing Standard in Scotland. Tenants are expected to take reasonable care of the property and report maintenance issues promptly. If damage is caused deliberately or through negligence, tenants may be responsible for the cost of repairs.
7. Can I decorate the property?
Any changes to the property should be discussed with us before work is carried out. Written permission from the landlord is usually required.
8. Can I keep a pet?
Some landlords are happy to consider pets, while others may have restrictions. Please speak to us before bringing a pet into the property so we can discuss your request with the landlord.
9. What happens if I lose my keys?
Please contact us as soon as possible. We can advise on replacement keys or arrange access where appropriate. Charges may apply for replacement keys or emergency locksmith services.
10. Can I change the locks?
Locks should not be changed without written permission from the landlord, except where permitted by law or in an emergency. Please contact us first so we can discuss the situation.
Rent & Payments
11. When is my rent due?
Your tenancy agreement will clearly state your rent payment date. Rent should be paid on time each month using the agreed payment method.
12. What happens if I'm struggling to pay my rent?
Please contact us as soon as possible. We understand that circumstances can change, and early communication allows us to work with you and the landlord to find the best way forward.
13. Can my rent increase?
Under Scottish law, rent increases must follow the relevant legal process. If a landlord wishes to increase the rent, you'll receive the required notice in accordance with current legislation.
Safety
14. What safety certificates should my property have?
Before you move in, your property should have the appropriate safety measures and documentation where required, including:
• Smoke and heat alarms
• Carbon monoxide alarms
• Gas Safety Certificate (where applicable)
• Electrical Installation Condition Report (EICR)
• Energy Performance Certificate (EPC)
We'll ensure you receive the information relevant to your property.
15. What should I do if there's an emergency?
If there is an immediate danger to life or property, contact the emergency services first. Once everyone is safe, please notify Easy Property Management so we can assist and arrange any necessary follow-up action.
Ending Your Tenancy
16. How do I end my tenancy?
Your Private Residential Tenancy Agreement explains the notice requirements. Simply contact us and we'll guide you through the process, including notice, final inspection, and key return.
17. When will I receive my deposit back?
Once the tenancy has ended, the property has been inspected, and any agreed deductions have been resolved, your deposit will be returned through the approved Scottish Tenancy Deposit Scheme.
18. What happens during the final inspection?
We'll compare the property's condition with the original inventory and check-in report, allowing for fair wear and tear. We'll discuss any issues openly and professionally.
